The state of Maryland has specific guidelines that must be followed throughout the appeal process.  United Property Tax Consultants, we will handle all phases of the appeal process on your behalf.  We staff is familiar with these guidelines and will do everything in our power to get you the biggest possible savings. 
Your attendance is not required at any of the hearings and you will receive updates on your appeal throughout the process.

Once you sign our 1 page agreement and pay your upfront REFUNDABLE retainer fee, then you just sit back and wait for your savings.

Appeals may be filed on 3 occasions:

  • UPON RECEIPT OF AN ASSESSMENT NOTICE:  Once every three years you will receive an updated assessment from the State stating what your new assessed value will be. We only have 45 days from mailing to submit an appeal. 

  • UPON PURCHASE OF PROPERTY: Upon purchase of a property, call us as soon as you settle on your home.  

  • WHEN THE ASSESSMENT VALUE IS TOO HIGH:   If circumstances change, or you missed the above 45 day appeal, we can help you file a petition of review to lower your taxes for the remaining years.
